Report:

Goals:
- Lead the shopping centre management team to manage a world class
shopping centre and to maximize the owner's profits.
Responsibility
* Planning:
- Conceptual development of the shopping center including all technical
and non technical fields: Market Research, Leasing,
Architectural Planning, Fit-Out, Organizational and Staff Planning,
Hiring and Development, Pre-Opening and Full Operations.
* Leasing:
- Planning for pre-leasing, which includes retail space review:
trade mix concepts and financial consequences of each trade mix option
Full pre-opening budget preparation for the shopping center including
the marketing budget and calendar.
* Financial:
- Prepare the pre-opening financial plan. Operating Budget,
Marketing Budget, Service Charge Budget.
* Marketing:
- Prepare competitor analysis of the retail environment.
* Technical:
- Together with technical consultants, finalized the architectural
plan of all leasable and common areas in terms of size, use and zoning.
Identify potential short terms lease areas, exhibition areas
as well as billboard areas in and around the shopping center.
* Human resources:
- Assist the HR Director and Finance Director to recruit
and hire of all managers and staff: Operations, Property
Management, Engineering, Security, Maintenance, Car Park,
Marketing, Leasing, Finance, Accounting /Treasury.
Operational Phase, Year 1 onwards
- Responsible for the Profitability and over-all day to today
operations of the shopping center.
- Ensure that the shopping center is a safe environment through
the building management systems, as well as emergency response systems.
- Have an emergency response procedure for all possible emergencies:
power failure, fire, medical, and other emergency evacuation procedures.
- Ensure that the procedures are done yearly though timely memos,
in conjunction with the tenants to ensure cooperation.
- Monitor the regular maintenance needs of the building
and all equipment to ensure continuous service of all mechanical
equipment that provides HVAC to the shopping center.
- Consider recycling as a way of disposing garbage.
- Managed the Leasing (with the Leasing Manager and the Tenant
- Coordination Officer) and development of the shopping center
to full occupancy, preferably before opening;
- Collaborate with store and marketing managers of different
brands to develop bi-yearly financial Objective:
that corresponded with the shopping centers rental targets
and Objective:
- Design Customer Service amenities suited for the market;
Approve and implement Marketing promotional events
with the marketing manager.
- Developed and implement a yearly marketing plan to involved
retailers, radio, media
- Monitored and analyze the results of the marketing plan
by benchmarking activities with measurable tools such as traffic
count, sales per square meter per hour and seasonal sales forecasting.
- Maintain relations with the media: Newspapers and Magazines
and create timely events for PR
- As the need arises, prepare Marketing Research proposals
and competitor analysis of the retail environment to justify
short-term projects and modifications in tenant mix to the shareholders.
- Prepared all Financial and operating budgets and reports
as required by management: Monthly Operating Report,
Service Charge Report, Quarterly performance, Semestral Review,
Year End Review.
- Together with the security head, ensure that the perimeter
of the shopping center is free from any debris and obstacles
that will prevent customers from entering and leaving the building.
Requirement:
- University degree or above
- 12 years minimum relevant working experience, with 5 years
minimum in shopping centre general manager role
- Skilled in people management and organization
- Very strong communication skills in both English and Chinese
- Thorough understanding of budget control, business planning
and cost calculations (including a strong analytical ability)
- Demonstrated ability in managing marketing plans and clear
understanding of techniques to drive the performance of the asset
- Strong commercial acumen
- Understanding of the local retail and commercial market.
